Wood-destroying insect reports for home buyers, sellers and agents
Many lenders want a wood-destroying insect (WDI) report before they’ll close a VA or FHA loan, and some conventional lenders and buyers ask for one too. Johnson Pest Control does these inspections across Kalamazoo County and the surrounding area for buyers, sellers, real estate agents and landlords.
VA/FHA real estate pest inspection: $175. The fee is usually paid up front, when you book. It’s a separate charge from any treatment you might need afterward and isn’t waived if you book treatment with us.
What we inspect
A WDI inspection is a visual check of the accessible parts of the home and the area right around it for signs of:
- Subterranean termites: mud tubes on foundation walls, damaged wood, discarded swarmer wings
- Carpenter ants: nests in damp or damaged wood, sawdust-like debris
- Powderpost and other wood-boring beetles: small exit holes and fine powder
- Conditions that invite them: wood touching soil, moisture problems, leaks, wood debris against the foundation
You get a written report on the standard NPMA-33 form that you can share with your lender and your agent. Results usually come back within a few days, and sometimes the same day. We carry insurance at double the state minimum.
Booking an inspection
Closing dates don’t wait, so call as soon as you know you need an inspection. To book, call us or use our online sign-up form. Tell us:
- The property address
- The closing date
- The loan type (VA, FHA or other)
- Who should get the report: buyer, agent, lender or all three
Inspections are scheduled on weekdays. We don’t do weekend inspections.
If the inspection finds termites
If we find active termites, we can treat them with our green termite service. It uses bait stations instead of soaking the soil, which matters on properties with private wells.
- Bait station installation (done once): $725
- Station checks: $99 each, monthly for 6 months
- Yearly warranty renewal: $295
- Wall foam injection for active infestations: $325
Termite treatment carries a one-year guarantee. See our guarantee and price-beating policy.
Where we inspect
Kalamazoo, Portage, Texas Township, Oshtemo, Comstock, Mattawan, Vicksburg, Richland, Plainwell and nearby communities. If the property is farther out, give us a call and ask.
